Condo management

The same operating system as a co-op, built around a condominium’s board, unit owners, and common charges.

Residential building exterior

VNYPM manages condominiums across New York City and the tri-state area, including Manhattan condo boards.

Each assignment is tailored to the property, the governing documents, the staffing model, and how involved the board wants to be.

Operations and residents

Day-to-day work includes inspections, common-area oversight, staff supervision, resident service, and emergency response. Unit owners reach the office on weekdays from 9:00 a.m. to 5:00 p.m. After hours, emergencies go to the 24/7 line and are handled by a partner or manager.

Common charges and related collections are part of financial management, alongside payables, reconciliation, budgets, and monthly statements.

Capital work and vendors

In-house property surveys include photographs, cost projections, and useful-life estimates, prepared so the board can review a proposed budget for repairs and improvements.

Repairs and projects are bid with multiple proposals, compared for the board. Vendors are checked for insurance, and contracts are monitored at the board’s request.
