VNYPM manages New York cooperatives from its Long Island City office, including Manhattan co-op boards. The assigned property manager is the board’s primary contact, and the board gets that manager’s direct cell.
The firm was formed in 2017, is family-owned, and starts every management relationship on a 30-day no-obligation contract.
The building, day to day
Property operations cover inspections, common-area oversight, emergency response, staff supervision, resident service, and building records, including interior and exterior inspections, supervision of maintenance personnel, trash removal, and cleaning of common areas.
Emergencies are handled by a VNYPM partner or manager, 24 hours a day, at (718) 626-8833. Weekday office hours are 9:00 a.m. to 5:00 p.m.
The board
Board and governance support includes meetings, minutes, notices, elections, action tracking, and guidance on governing documents. Where a legal question comes up, VNYPM works with the building’s counsel rather than acting as the lawyer.
Notices can be delivered in person when the board asks. Board training is available for the building’s board.
The books
In-house accounting handles payables and receivables, maintenance billing, collections, budgets, monthly statements, and the custom reports a board requests. Records are kept on multiple servers, and board members can request access to their building’s files.
