Thinking about switching managers? We make it easy.
We handle the transition with the board and the outgoing manager. A new agreement is 30 days, with no obligation.
Switching
Thirty days. No obligation.
A new VNYPM management agreement is 30 days from day one. If it is not working, the board can leave without a cancellation cost.

Onboarding keeps the building running, then sets a clear operational, financial, and communication baseline.
01
Kickoff
Confirm who decides, banking, approvals, emergency contacts, vendors, staff, records, and how the board wants to be reached.
02
Transfer and validation
Secure the documents and check owner ledgers, cash, contracts, insurance, open violations, projects, and unfinished issues.
03
Resident launch
Introduce the team, turn on portal access, confirm how to pay and how to request service, and publish the emergency number.
04
Initial assessment
Inspect the property and review finances, arrears, compliance, insurance, contracts, staffing, and capital priorities.
05
Stabilization
Present the findings, carry out the priorities the board approves, set the reporting rhythm, and finish the annual management calendar.
The operating rhythm
- 1Inspect and identify issues.
- 2Prioritize by safety, urgency, cost, and long-term impact.
- 3Present options with a clear recommendation.
- 4Carry out the approved work and document it.
- 5Report status, the financial effect, and the next step.
A transition timeline
The order below is how a switch is run. It is not a promise that every building finishes a step on the same calendar day. The 30-day contract is the commitment. The pace follows the records and the board.
Step 1
Before the agreement
The board and VNYPM walk the building and review the open issues. A written proposal follows. Nothing about the outgoing manager’s contract is changed by this conversation.
Step 2
The first days
Kickoff confirms who decides, banking, approvals, emergency contacts, vendors, staff, and records. The 30-day period starts when the new agreement starts.
Step 3
The handover
Documents are secured and checked: ledgers, cash, contracts, insurance, violations, projects, and unfinished issues. Bank authorities move only with the board’s approval.
Step 4
Residents
The team is introduced, portal access is turned on, and the ways to pay and to request service are confirmed. The emergency number is published.
Step 5
The first report
An initial assessment covers the property, finances, arrears, compliance items, insurance, contracts, staffing, and capital priorities. Findings go to the board before new work is treated as approved.
What boards hand over
A clean transfer is a list, not a scramble. These are the records VNYPM asks the board and the outgoing manager to make available.
- Governing documents, house rules, and recent meeting minutes
- Owner or shareholder ledgers, arrears, and the current budget
- Bank authorities, signers, and a cash position the board can confirm
- Vendor contracts, staff records, and insurance policies
- Open violations, capital projects, and unfinished repairs
- Emergency contacts and the way the board wants to be reached
The 30-day contract
Every new VNYPM management agreement is 30 days from day one. There is no cancellation cost if the board walks away. The signed agreement controls. The website does not, by itself, hire the firm. Manhattan boards can read the borough page or call (212) 634-6393. The 24/7 line remains (718) 626-8833.
Questions about a switch
How long is a new VNYPM management contract?
A new agreement is 30 days from day one, with no cancellation cost if the board leaves. That offer is for new management clients. It does not change a contract the building already has with another firm.
What does the board need to hand over?
Governing documents, minutes, ledgers, the budget, bank authorities, vendor contracts, staff records, insurance, open violations, capital projects, and emergency contacts. The outgoing manager is part of that transfer. VNYPM does not take bank authority without the board.
Who do residents call during the switch?
Emergencies stay on (718) 626-8833, handled by a VNYPM partner or manager. The Manhattan office line is (212) 634-6393. Weekday office hours are 9:00 a.m. to 5:00 p.m. The emergency number is published when residents are introduced to the team.
Does a switch include Manhattan buildings?
Yes. Manhattan co-op and condo boards use the same transition as the rest of the New York practice. Building names and street addresses are not listed on this site. Call the office or request a proposal.
What new clients can expect
- We listen before recommending a change.
- We communicate clearly, and we move faster when the building is at risk.
- We put options, cost, risk, and the next step where the board can use them.
- We protect records, financial controls, and continuity during the handoff.
- We treat the property as a long-term asset and the community as people.
